Nevada trust and estate accounting format

The charges-and-credits summary NRS 165.135(2) sets out word for word, with the schedules NRS 165.135(1) asks for.

New This format was added in October 2026. We built it from the statute text cited below. It hasn't yet been reviewed by a practitioner licensed in Nevada, so have your attorney check the first account you prepare.

Known limitations:

  • The NRS 165.135(2) summary has lines for net income or loss from a trade or business. We don't compute those, so if the trust or estate ran a business, add them before you serve or file the account.
  • NRS 165.135(1)(d) asks why each claim is unpaid. You type the reason into the liability description; we don't supply it.
  • The NRS 150.020 fee estimate doesn't deduct liens and encumbrances from the estate. If there are any, enter the reduced amount as the fee basis.

How Summafolio formats it

Accountings for Nevada are formatted to the structure of: Nevada account (NRS 165.135 summary form).

Summary of account in the charges/credits form set out in NRS 165.135(2) (first account: inventory and appraisal and supplemental inventories; later accounts: property on hand at beginning and additional property received), with supporting schedules for the principal and income items of NRS 165.135(1)(b)-(c), approximate market values at the beginning and end of the period, investments made, and the statement of unpaid claims of NRS 165.135(1)(d). Estate accounts also show what NRS 150.105 asks of an annual account: income received, expenditures, property disbursed or sold and at what price, and the nature and value of property remaining on hand.

Sources:

  • NRS 165.135 (form and contents of trustee's account)
  • NRS 150.105 (personal representative's annual account)
  • NRS 150.110, 150.115 (final and supplementary accounts)
  • NRS 150.020 (personal representative's compensation)
  • NRS 164.780-164.925 (Uniform Principal and Income Act)
  • Principal and income: NRS 164.780-164.925 (Uniform Principal and Income Act)

Notes:

  • The NRS 165.135(2) summary also has lines for net income or loss from a trade or business and an option for distributions to a testamentary trust. We don't compute trade or business results separately; if the trust or estate ran a business, add those lines before serving or filing.
  • Unpaid claims: NRS 165.135(1)(d) asks for the reason each claim is unpaid. Put the reason in the liability description.
  • Under NRS 165.135(3) income and principal may be combined if that doesn't materially impede a beneficiary's review; this account shows both, item by item.
  • Guardianship accounts in Nevada use the Nevada Supreme Court accounting form (NRS 159.177, 159.179); that matter type isn't supported in this format.
  • Check the district court's local rules (for example EDCR Part IV in Clark County) before filing.

The format: NRS 165.135

Nevada is unusual: the statute itself prints the summary a trustee's account uses. NRS 165.135(2) says the summary must be "in substantially the following form", in two parts:

Charges Credits
First account: amount of inventory and appraisal, and amount of supplemental inventories Disbursements during the account period
Later accounts: property on hand at the beginning of the account, and additional property received Losses on sale or other disposition
Receipts Net loss from trade or business
Gains on sale or other disposition Distributions
Net income from trade or business Property on hand at close of account
Total charges Total credits

The form also has an optional line for distributions to a testamentary trust. Total charges equal total credits.

What the account must contain

NRS 165.135(1) lists the contents behind the summary:

  • the period covered;
  • for principal: the property at the beginning, in the form held and with its approximate market value; additions, with dates and sources; investments collected, sold or charged off; investments made, with date, source and cost; deductions, with date and purpose; and principal on hand at the end, with approximate market value;
  • for income: income on hand at the beginning; income received, when and from what source; income paid out, when, to whom and for what purpose; and income on hand at the end;
  • a statement of unpaid claims, with the reason each one hasn't been paid;
  • the summary.

Under NRS 165.135(3), income and principal may be combined if that doesn't materially impede a beneficiary's review of the account. NRS 165.135(4) allows a CPA's report or an agreed statement as alternatives.

Personal representatives

A personal representative's annual account shows the income received, the expenditures, the property disbursed or sold and at what price, and the nature and value of the property still on hand (NRS 150.105). Final and supplementary accounts are covered by NRS 150.110 and 150.115.

Personal representative's compensation

Unless the will provides for compensation, NRS 150.020(1) allows a commission on the whole estate accounted for, less liens and encumbrances: 4% of the first $15,000, 3% of the next $85,000, and 2% of everything above $100,000. The court may allow more (NRS 150.020(4)) and may allow further compensation for extraordinary services (NRS 150.030). Summafolio estimates this commission and shows the tiers.

Principal and income

Nevada's Uniform Principal and Income Act is NRS 164.780 to 164.925.

What Summafolio produces

The NRS 165.135(2) summary, using the first-account or later-account alternative as appropriate, with lettered schedules for each line. Further schedules cover property at the beginning and end with carry and approximate market values, investments made, investments sold or changed in form, income on hand, unpaid claims, compensation, and a reconciliation of cash to the account statements.

Guardianship accounts in Nevada use the Nevada Supreme Court's accounting form (NRS 159.177, 159.179) and aren't supported in this format. Check your district court's local rules before filing; Clark County's probate rules are EDCR Part IV.

Frequently asked questions

Does the account have to show income and principal separately?

Not always. NRS 165.135(3) lets the trustee combine them if that doesn't materially impede a beneficiary's review. Summafolio shows both, item by item.

Is the NRS 150.020 commission automatic?

No. It applies when the will doesn't provide for compensation, it's computed on the estate less liens and encumbrances, and the court can allow more. Treat the estimate as a starting point for your attorney.
